I have crafted business plans that include Deal Structuring and Growth Strategy across diverse industries, guiding projects from inception to completion. My responsibilities included preparing business plans, selecting sites, negotiating economic terms, and hiring and leading a multidisciplinary team. These involved architects, contractors, designers, engineers, manufacturers, legal counsel and accounting firms, among others. Additionally, I represented my clients’ projects in city meetings, prepared financial projections, secured financing through lenders and investors, and negotiated contracts.

Secured City Approval for Client’s Nonconforming Building Request (Consultant)
I successfully assisted Stage Coach Storage, the landowners, in acquiring city approval to build a self-storage facility in a B1 district.
Highlights include:
- Completed a market study that identified the property’s highest and best use
- Persuaded the city planners and council to add language to its ordinance through a text amendment
- Resulted also in the opportunity for storage facilities to be built in commercially zoned districts

Enabled Rural Residents to Have Access to Mobile Medical Care (Consultant)
As a Consultant tasked with addressing the closure crisis of rural hospitals in Minnesota, I crafted an innovative solution: I secured letters of acceptance from hospital CEOs to form a non-profit corporation that would secure financing from the State of Minnesota and be matched by federal funds. This would enable elderly residents to access mobile medical care locally rather than travel to distant urban hospitals.
Highlights include:

Assisted in the formation of a hospital non-profit group
- Prepared a plan and presented it to the Health Department and legislators, who added language to a bill enabling the non-profit to receive the funding

Assisted Non-Profit in Increasing Client Base, Client Engagement and Funding (Consultant)
To sustain funding from federal, state and private sources, my non-profit client needed to expand its client base and retain existing ones. I developed a strategic plan with actionable solutions, achieving 80% of goals in the initial quarter. This resulted in securing state financing and gained recognition for the client, who was chosen to address state legislators about the need.
Highlights include:
- Resulted in 150% sales increase within the first year of implementation
